Dining get a Boost at 154 - Courier Mail Prime Site

South Brisbane’s reputation as a dining destination will get a boost after another two food outlets secured space in the suburb.

Two new eateries Jost 154 and Granada, have committed to the recently completed 154 Melbourne building. The deals mean 76 per cent of the development’s retail space is now under long-term leases.
 
The building is a joint venture development between Pradella, Michael Barakat and Raymond George.Jost 154, a Bistro bar, has secured 260sq m of space. Its fitout is complete and owner John Strano says it is now open for business.
 
Granada, a Spanish restaurant which will be headed up by Beccofino chef David Steeden, will occupy 175sq m. Both leases are at a rate of $550 a square metre.
David Steeden, of Granada, said he set his sites on 154 Melbourne for his next restaurant before construction had even started.
 
“I had been looking at sites around South Brisbane for about 12 months and as soon as I saw the hole in the ground at 154 Melbourne I was interested,” he said.
Mr Steeden said the restaurant would be on the ground floor of the building.
“The rate we negotiated is very competitive with other premises in the area and Pradella was extremely accommodating and took a long-term view of our leasing agreement,” he said.
 
Pradella development manager Nick Hinton and Granada would start its fitout in about three weeks, with plans to open the restaurant early next year.
He said while both the new signings were food providers, they were pitched at different markets so were not in direct competition with each other.
Jost starts operations early in the morning and operates as a café during the day. It has also just obtained its liquor licence.
 
Granada operates as a restaurant and will open for lunch and dinner.
Mr Hinton said South Brisbane seemed to be attracting a number of good restaurants and food outlets and was starting to build a reputation as a dining precinct.
 
On the commercial side of the 11- storey building, engineering consultancy SMEC has secured an eight-year lease on 2178sq m of office space.
Andrew Carlton and Campbell Tait, of CB Richard Ellis, and David Prosser and Gerry Leyden, of DTZ, are leasing agents for the building.
