Parklands Appealing to Investors - Courier Mail Home
The western suburbs’ innovative master-planned residential community, Parklands at Sherwood, is fast becoming not only a great opportunity for owner-occupiers, but also a hot pick for savvy investors, commanding rents competitive with CBD locations.
Returning between $440 and $460 per week for a new two-bedroom apartment, Parklands is testament to the growing suburban appeal for investors. Comparatively, the REIQ’s March quarter reports the median rent for a two-bedroom CBD apartment averages $430 per week.
Pradella’s director of sales and marketing Ross Higgins said the initial investment in new apartments was much less than new CBD developments, yet rental returns were matching, and sometimes bettering, inner-city locations.
“In this market buyers are doing their homework and realising that quality apartments in a prime location present a tremendous investment opportunity now and into the future,” Mr Higgins said.
He said investors were still active in the market, with more than 50 per cent of sales at Parklands at Sherwood snapped up for investment purposes.
“Renters are eager to secure a property in this highly desired neighbourhood and investors are capitalizing on this opportunity,” Mr Higgins said.
“If you consider that Sherwood is an exclusive riverside suburb with median house price in the high $700,000s, Parklands allows investors to buy into the area at a more affordable price point.” Investors can secure a new one-bedroom apartment at Parklands from $375,000 and a two-bedroom apartment from $479,000.
Parklands apartments boast a contemporary Australian design, premium finishes, airconditioning, sweeping balconies with views over the parklands, secure basement parking and high-speed broadband.
Just eight kilometers from the CBD, Parklands combines the convenience of inner-city living with the lifestyle options of a suburban community, providing good links to first class education, transport, leisure facilities and shopping, with Indooroopilly Shopping Centre only five minutes away.
